Ice Dams on Maine Homes: What Causes Them and How to Prevent Damage
Ice dams are one of the most common — and most preventable — sources of winter damage to Maine homes. Here's what causes them, how to spot them early, and what to do when you find one.
If you own a home in mid-coast Maine, you've probably seen ice dams — those thick ridges of ice that form at the edge of a roof after a heavy snow. They look dramatic, and they can be. A serious ice dam can force water under your shingles, through your ceiling, and into your walls before you ever know it's happening.
Understanding what causes them — and what to do about them — is one of the most valuable things a Maine homeowner can know.
What Is an Ice Dam?
An ice dam forms when heat escaping from the living space below warms the upper portion of the roof, melting snow. That meltwater runs down the roof slope toward the eaves, which are colder (they extend beyond the heated living space and sit over unheated air). When the water reaches the cold eaves, it refreezes — and over time, builds up into a ridge of ice.
As more snow melts above, water backs up behind that ice ridge. It has nowhere to go except under the shingles, where it can infiltrate the roof deck, the insulation, and eventually the ceiling and walls below.
The result: water stains on ceilings, peeling paint, damaged insulation, and in serious cases, structural rot and mold.
Signs You Have an Ice Dam
- A thick ridge of ice along the lower edge of your roof, especially at the eaves
- Icicles — particularly large ones, or ones that form in unusual places
- Water stains on interior ceilings or walls, especially near exterior walls
- Damp or wet insulation in the attic
- Paint bubbling or peeling on interior walls near the roofline
For vacant properties, ice dams are particularly dangerous because there's no one inside to notice the water intrusion until significant damage has already occurred. This is one of the things we watch for specifically during winter home watch visits.
What Causes Ice Dams (The Real Answer)
The root cause of ice dams is almost always heat loss from the living space into the attic. If your attic is properly insulated and ventilated, the roof surface stays uniformly cold — snow doesn't melt unevenly, and ice dams don't form.
Common causes of heat loss into the attic:
- Insufficient attic insulation — the most common culprit in older Maine homes
- Air leaks — gaps around recessed lights, attic hatches, plumbing and electrical penetrations, and HVAC ducts allow warm air to bypass the insulation entirely
- Inadequate attic ventilation — proper ventilation keeps the attic cold by allowing outside air to circulate under the roof deck
Fixing ice dams permanently means addressing these underlying causes — not just dealing with the ice after it forms.
What to Do When You Have an Ice Dam
Don't ignore it. A small ice dam can become a large one quickly, and the water damage it causes can be extensive.
Don't try to chip it off. Attacking an ice dam with an axe, ice pick, or hammer is a good way to damage your shingles and potentially injure yourself. It also doesn't address the underlying problem.
Do remove snow from the roof (carefully). Using a roof rake — a long-handled tool designed for this purpose — to remove snow from the lower portion of the roof can slow or stop ice dam formation by eliminating the source of meltwater. Work from the ground if possible; never get on a snow- or ice-covered roof.
Do create channels through the dam. Filling a nylon stocking with calcium chloride ice melt (not rock salt, which damages roofing) and laying it perpendicular to the ice dam — running from the ridge down over the eave — creates a channel for water to drain. This is a temporary measure, not a permanent fix.
Do call a professional if the dam is large, if you're seeing water intrusion inside, or if the roof is steep or high. Ice dam removal is dangerous work.
Long-Term Prevention
The permanent fix for ice dams is improving the thermal performance of your attic:
- Air sealing — seal all penetrations from the living space into the attic. This is often more impactful than adding insulation, because air leaks carry far more heat than conduction through insulation
- Insulation — bring attic insulation up to current code minimums (R-49 to R-60 in Maine's climate zone)
- Ventilation — ensure adequate soffit and ridge ventilation so cold outside air can flush heat from the attic
These improvements also reduce heating costs, so they pay for themselves over time.
